New home construction inspection

You've signed. You've waited. Now comes the moment most buyers aren't prepared for.

In the Netherlands, developers are legally required to deliver your new build property free of defects. In practice, more than 70% of new build properties in the Eindhoven region are handed over with unresolved issues. Without a professional inspection, you sign for problems that become your problem.

That's why we work with Basten Onderhoud — our trusted construction partner in the Brainport region — to offer a complete delivery inspection service, available as a standalone service or as part of our full New Build package.

Pre-delivery inspection (vooroplevering)
Two to four weeks before your key handover, a qualified inspector visits the property and compares the actual state of the home against the building specifications and drawings. Every deviation, defect, and unfinished element is documented with photos and captured in a clear report. You receive advice on what the developer is legally required to fix before handover.

Final delivery inspection (eindoplevering)
At the official key handover, we check whether the developer has resolved all points from the pre-delivery report. Any new issues are documented on the spot. We stand next to you when you sign the handover report, so nothing gets missed and nothing gets signed away.

Bilingual report
You receive your inspection report in both Dutch and English — practical for expats who want to share findings with their employer, HR department, or relocation contact.

One point of contact
The delivery inspection can be combined directly with renovation and finishing work: bathroom, flooring, painting, and electrical. One contractor, one timeline, one conversation.
